1. Who We Are

NestABD (operated by Nest ABD Realty) is an independent property intelligence and analysis platform currently covering UP RERA-registered projects across Gautam Buddha Nagar — Noida, Greater Noida, and YEIDA zones. We are not affiliated with, endorsed by, or acting on behalf of UP RERA, any State Real Estate Regulatory Authority, or any government body.

2. What Data We Collect

NestABD has no login or account system. We collect the minimum data necessary to operate the service:

WhatsApp contact: if you tap a WhatsApp button, your number and message are shared directly with our advisory team via WhatsApp's own platform — we do not separately store this on our servers.
AI analysis requests: when you use the "AI Analysis" feature, your request (project ID and a server-generated prompt) is sent to a secure server-side function and forwarded to a third-party AI provider (Groq, Google Gemini, or OpenRouter, depending on availability) to generate a response. We do not attach your name, contact details, or any personally identifying information to these requests.
IP address & rate limiting: our AI endpoint uses your IP address, read from server-trusted connection metadata, solely to apply a daily usage cap (rate limiting) and prevent abuse. This IP data is not logged for tracking or profiling purposes and is not linked to any other data we hold about you.
Anonymous usage signals: aggregate, non-identifying interaction data (e.g. which filters are used) may be used to improve the product. We do not build individual user profiles.

3. Third-Party Services

NestABD uses a small number of third-party services to operate:

Google Fonts — used to load typography. Loading fonts from Google's servers may expose your IP address to Google in line with Google's Privacy Policy.
AI providers (Groq / Google Gemini / OpenRouter) — used only when you actively request an AI analysis. These providers process the prompt text server-side; we do not send them your contact details.
WhatsApp — used only if you tap a WhatsApp button, governed by WhatsApp's own Privacy Policy.
Netlify — our hosting provider, which may process standard server logs (IP, request metadata) as part of normal web hosting operations.

We do not use advertising trackers, third-party analytics pixels, or behavioural advertising cookies.

4. What We Never Do

We do not sell, rent, or share your personal data with advertisers. We do not display third-party ads. We do not use cross-site tracking or fingerprinting.

5. Your Rights (India-Focused)

In line with India's Digital Personal Data Protection Act, 2023 (DPDPA) and general good-practice principles, you have the right to:

Access — ask what limited data, if any, we hold that relates to you (e.g. WhatsApp conversation history with our team).
Correction — request correction of inaccurate data you've shared with us.
Deletion — request deletion of any data you've shared with our team (e.g. via WhatsApp).
Grievance redressal — raise a complaint if you believe your data has been mishandled.

6. Data Sources & Accuracy

Property data displayed is sourced from UP RERA public records (www.up-rera.in) and other publicly available sources. Builder scores, complaint counts, and statistics may be approximate. Always verify at the official RERA portal before any financial decision — see our Official Source page.

7. AI-Generated Content

The "AI Analysis" feature uses a third-party AI model to generate property risk summaries based on RERA data. AI-generated content is clearly labelled in the app and must not be treated as financial, legal, or investment advice. See our Disclaimer.

8. Security

All connections to NestABD use HTTPS encryption. AI provider API keys are kept entirely server-side and are never exposed in browser code.

9. Children's Privacy

This platform is not intended for users under 18 years of age and we do not knowingly collect data from minors.

10. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be reflected by updating the "Last updated" date above.
