Understanding what NestABD is — and what it is not

1. The Official Source: UP RERA

The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) is the official statutory body responsible for registering and regulating real estate projects in Uttar Pradesh, including Noida, Greater Noida, and the YEIDA zone. UP RERA's public registry is the primary, authoritative source for project registration status, builder details, complaint records, and regulatory orders.

2. What NestABD Is

NestABD is an independent property intelligence platform that compiles, organizes, and analyzes publicly available UP RERA data (and other public sources, such as NCLT/NCLAT records) to make it easier to search, compare, and understand. We add our own analytical layer on top of this public data — including builder trust scoring, AI-generated summaries, and comparison tools — for informational convenience.

3. What NestABD Is Not

NestABD is not UP RERA, Noida Authority, Greater Noida Authority, YEIDA, or any government agency.
NestABD is not officially endorsed, approved, or affiliated with any of the above bodies.
NestABD's trust scores, risk assessments, and AI analysis are not official ratings, certifications, or regulatory findings.
Data shown on NestABD may lag behind real-time changes in the official registry.

4. Before You Make Any Decision

Always verify the following directly at the official source before booking, paying for, or investing in any project:

Current RERA registration status and certificate validity — www.up-rera.in
Quarterly progress reports filed by the promoter
Any complaints or regulatory orders against the project or builder
Builder's escrow account compliance
NCLT/NCLAT insolvency status, if applicable, via the official NCLT portal
